We will always tell you honestly whether a repair is sufficient or a replacement is the better long-term option. Many roofs need only targeted repairs; others have reached the end of their serviceable life. We assess each roof on its own condition.

How does a drone roof survey work?
We fly a camera drone around your roof to capture high-resolution imagery of the tiles, slates, ridges, valleys, chimneys, leadwork and gutters. We then review the imagery with you, explain any visible defects in plain English, and provide a written quotation for any work your roof genuinely needs.
Can a drone identify a leaking roof?
A drone survey identifies visible roofing defects — slipped or broken tiles, cracked lead, failed valley linings, damaged chimneys and the like — that are likely to be causing or contributing to a leak. It cannot see hidden defects inside the roof structure, so where the cause is not visible we may recommend a closer physical inspection before quoting.

A written quotation for any recommended works is provided after the survey. Do I need scaffolding for a roof inspection?
Not for a drone roof survey, which is carried out from the ground and requires no scaffolding. If a closer physical inspection or repair is needed, safe access such as scaffolding or a fixed access system is arranged as part of the works and included in your quotation.
What are the signs that my roof needs repairing?
Common signs include slipped, cracked or missing tiles or slates, water staining or damp patches on ceilings and in the loft, cracked or perished lead flashing, crumbling chimney mortar, and gutters overflowing or sagging. If you notice any of these, book a free drone roof survey so we can identify the cause.
Is Building Control included with a new roof or roof replacement?
For qualifying complete new roofs and full roof replacement projects requiring Building Regulations approval, Pro Guard Roofing Specialists Ltd personally handles the Building Control process on your behalf. We arrange the appropriate application and inspections, and the applicable Building Control fee is included within your roofing quotation. This does not apply to every minor roof repair.
Does Building Control guarantee your roofing workmanship?
No. Building Control does not guarantee our workmanship or inspect every individual component of the roof. We describe it accurately as independent Building Control oversight for compliance with applicable Building Regulations. Qualifying works are separately backed by our workmanship guarantee, detailed in your quotation.
Why does my roof only leak during heavy rain?
A roof that leaks only during heavy rain usually has a specific defect that the volume of a downpour exposes — a broken or slipped tile, a crack in the lead flashing, a failed valley, or a flat roof split. What should I do if my roof starts leaking?

Can you repair a roof the same day?
Where weather, access, materials and availability allow, we can often carry out same-day inspections and smaller repairs, and provide temporary weatherproofing to stop further damage. Larger permanent repairs are quoted and scheduled after the initial visit. We do not guarantee same-day attendance in every case, but we always aim to respond as quickly as we reasonably can.
Can missing roof tiles cause a leak?
Yes. A missing tile leaves a gap in the covering that lets rain straight through to the underlay, and if the underlay is also failed or torn, water reaches the timbers and ceiling below. We replace missing tiles and check the surrounding area for related damage.
Can strong winds damage roof tiles?
Yes. High winds lift and strip tiles, particularly along ridges, verges and the windward side of the roof. A tile that has lifted but not fallen can fail completely in the next storm, so it is worth having the roof checked after any severe wind. See our storm damage roof repairs page for more.
How do I know if my roof has storm damage?
Signs include missing, slipped or broken tiles, damp patches on ceilings or in the loft, torn or lifted flashing, loose chimney pots, and sagging or detached guttering. Not all damage is visible from the ground, so a drone inspection is the reliable way to check after a storm.
Can you inspect storm damage using a drone?
Yes. Where appropriate we use professional drone equipment to inspect visible roof areas safely after a storm, identifying missing, slipped or broken tiles, damaged flashing and chimney defects without scaffolding for an initial view. The imagery is also useful for insurance claims.
Why is water coming in around my chimney?
Water entering around a chimney is most often caused by failed lead flashing — the step or cover flashing that seals the join between the stack and the roof. Cracked flaunching around the pots and weathered mortar joints are other common causes. We inspect the chimney, trace the true entry point, and repair it properly. Can a flat roof be repaired during winter?
Yes, in many cases. We repair splits, failed seams and active leaks in flat roofs year-round, and can apply temporary weatherproofing where conditions prevent a permanent repair on the day. A leaking flat roof should not be left until spring. See our flat roofing page for more.
What should I do if roof tiles have fallen off?

Does a storm-damaged roof need replacing?
Not necessarily. Many roofs need only targeted repairs after a storm — replacing stripped tiles, renewing torn flashing or repointing a chimney. If the covering has failed broadly, a replacement may be better value. We assess the whole roof and advise honestly either way.
Can you temporarily waterproof a leaking roof?
Yes. Where appropriate we apply temporary weatherproofing — such as tarping or sealing — to stop water ingress and protect your property while the permanent repair is planned and quoted. This is a first step, not a substitute for the proper repair.
