After a storm damages your roof, the natural question is whether it can be repaired or whether it needs replacing. The honest answer is that it depends on the extent of the damage, the age and condition of the roof, and whether leaks have been recurring. This article explains how we approach the decision.
When a repair is the right answer
A repair makes sense when the storm damage is localised — a few stripped tiles, one torn section of flashing, or a damaged chimney — and the rest of the roof is sound with years of life left. When a replacement is better value
A replacement becomes the better answer when the storm has exposed broad failure — large areas of covering stripped, the underlay torn across the roof, or timbers damaged — especially if the roof was already nearing the end of its life or leaks have been recurring in different places. The underlay question
Storms often tear the underlay as well as the tiles. If the underlay has failed broadly, a full strip and re-roof is usually the right answer because you cannot renew it without removing the tiles. We reuse sound tiles or supply new ones as appropriate.
Age and remaining life
A 50-year-old roof that a storm has badly damaged is a different proposition from a 15-year-old roof with a few stripped tiles. We factor in the age, the material and the remaining serviceable life when advising.
