A roof rarely fails all at once. More often it deteriorates over years, with small signs building up until a repair is no longer enough. Knowing what to look for helps you act before a small problem becomes a costly one. This article sets out the most common signs that a roof may need replacing rather than repairing.
Missing, cracked or slipping tiles
Tiles and slates that are regularly slipping, cracking or going missing are a sign that the covering — and often the battens beneath — are reaching the end of their life. Persistent leaks
A one-off leak from a specific defect is usually repairable. Leaks that keep returning, or that appear in several places, often mean the covering or underlay has failed broadly. Read our article on common causes of leaking roofs.
Sagging or uneven roofline
A roof that sags or dips when viewed from the street may have decayed or weakened timbers. Structural timber problems need prompt attention and are usually addressed as part of a re-roof. We inspect the timbers during every roof survey.
Daylight in the loft
On a bright day, look up into your loft with the light off. If you can see daylight coming through the tiles or slates, the covering is compromised. Small pinpoints at nail holes can be normal, but broad daylight is not.
Heavy moss and lichen
Moss and lichen hold moisture against the tiles and accelerate ageing. Heavy growth does not always mean a re-roof is needed — roof cleaning can help — but it is a sign to have the roof inspected.
Age
Most concrete tile roofs last 40–60 years and natural slate considerably longer, but felt underlays fail sooner. If your roof is approaching the end of its expected life, an inspection tells you whether it has years left or is due for replacement.
